Armani Residences in Mexico City Near Completion

Armani Residences Masaryk, Italian fashion house Giorgio Armani’s first residential project in Latin America, has reached 30% construction progress, with 40% of its units already sold.

Nestled in the heart of Polanco, this ultra-exclusive landmark development marks a significant milestone in Mexico City’s emergence as a global capital of luxury, culture, and long-term investment.

Rising at the iconic intersection of Masaryk and Molière, the project spans more than 62,400 square feet and will feature three four-story buildings comprising 57 exclusive residences ranging from approximately 1,600 to 6,100 square feet. Each residence will include a private terrace, and 14 penthouse units will offer private rooftop spaces.

With an investment exceeding $100 million, Armani Residences Masaryk is led by real estate developer MiRA in partnership with Sordo Madaleno Arquitectos. Together, the collaborators aim to create “the ultimate luxury residential experience while making a meaningful contribution to the city’s urban regeneration,” said Roberto Pulido, CEO of MiRA.

The architecture by Sordo Madaleno blends historic elements with contemporary design, preserving Polanco’s identity while redefining modern luxury living. Restored façades along Molière and Séneca will be integrated with pigmented concrete, balancing classic and contemporary aesthetics while supporting a broader vision of urban regeneration.

The project extends Armani/Casa’s reputation as a world leader in the luxury furnishings sector into the high-end real estate market, showcasing the brand’s signature timeless elegance, sophisticated design, and exclusive materials.

Residences will feature premium materials such as noble woods and natural stones, including travertine, Azzurro Onyx, and Taj Mahal marble, along with wallcoverings from exclusive Armani/Casa collections. Bathrooms are conceived as private wellness sanctuaries, with refined finishes and ergonomic design. A selection of homes will be delivered under the Armani/Casa turnkey model, fully finished with bespoke details curated by the brand.

Residents will enjoy exclusive membership to a private on-site Residents Club, a sanctuary of elevated hospitality featuring a Sky Pool and Lounge with panoramic views, wellness and fitness facilities, private lounges, a business center, landscaped gardens, and 24/7 concierge service. Advanced home automation will allow owners to personalize lighting, temperature, and security.

In addition to the residences, the project will include nearly 21,500 square feet of prime retail space, wide sidewalks, and pedestrian-focused landscaping designed to encourage community interaction and urban vitality. This commercial component is anchored by the highly anticipated return of the iconic Giorgio Armani boutique and the Armani/Casa flagship store.

Projected for completion in August 2027, the project has successfully completed excavation and foundation work and is now entering the construction phase of its underground levels, signaling a major step forward in its development timeline.
